Families comparing the best private schools near Seattle’s Eastside luxury communities are usually making two decisions at once: educational fit and residential fit. Bellevue, Medina, Clyde Hill, Kirkland, Sammamish and Redmond combine strong schools with distinctive housing, but the right choice for a six-year-old may differ from the best fit for a university-bound teenager.
This shortlist covers leading independent options, from nonsectarian and arts-focused campuses to Christian schools, and connects them with nearby fine homes and condominiums. For families arriving from Sydney, Melbourne or Brisbane, one distinction is crucial: Seattle private schools generally use direct admissions and waitlists, so buying in a famous neighbourhood does not guarantee a place.
Begin with the child’s stage and needs, not a ranking. Confirm the grade range, campus, curriculum, learning support, language programmes and any faith requirement. Ask how siblings are treated in admissions, whether waitlists move between classes, and what happens when a pupil changes from elementary to middle or high school.
Then model the full cost and routine. Tuition may sit beside books, technology, meals, transport, after-school care, athletics and deposits. Visit during the actual school day when possible, and check parking, pedestrian routes and the length of the home run. Current information from each school matters more than an old rankings list.
Overlake School in Medina offers K–12 independent education with a strong arts and STEM profile. Its location is especially convenient for Medina, Clyde Hill and central Bellevue families. Lakeside School also spans K–12, with a substantial Bellevue presence and a Seattle lower-school campus, making it a recurring contender for Eastside families.
The Northwest School offers preschool through grade 12, with Seattle early and lower grades and a Redmond upper-school campus. Seattle International School provides a full K–12 option on First Hill with an international orientation. Bellevue Christian School serves families seeking Christian education within the Eastside, while grade-by-grade availability and upper-school fit should be checked directly.
Farther north, The Bear Creek School in Sammamish offers K–12 Christian education; Eastside Christian School serves the Bothell area. The Nueva School on Mercer Island is particularly relevant to younger pupils, with Spanish immersion and a progressive approach, although families must plan the high-school transition separately. The strongest choice therefore depends on age, learning philosophy and campus logistics as much as reputation.
An Eastside school day is more than lesson time. Seattle’s early-afternoon dismissals, traffic around I-405, SR 520 and bridge crossings can reshape the commute. Allow for rain, wet shoes and changing traffic, and check bus routes, after-care cover and weekend sports schedules before choosing a home.
Multigenerational moves can bring a different housing question: an older parent may be assessing a senior-living community such as Pebblebrook Village, while children balance school access. Families should compare proximity to relatives, medical support and neighbourhood familiarity rather than treating a private-school address as the only priority.
Australian families are accustomed to asking for a catchment or school zone before viewing a property. Seattle’s public-school assignment is generally address-based, subject to district choice and transfer rules, while independent schools apply separately. The shift can feel counterintuitive: a beautiful Medina or Bellevue home is not a placeholder for admission, and a family should enter the admissions process while its housing search is under way.
Everyday expectations also need translation. Melbourne, Sydney and Brisbane parents often compare suburbs by the afternoon school run and public transport; Eastside commutes can depend heavily on I-405, SR 520 and bridge traffic. Seattle listings use square feet rather than square metres, while buyers used to body-corporate levies and stamp duty will instead encounter HOA dues, escrow, title charges and annual property tax. Melbourne buyers may also know the five-day cooling-off right for off-the-plan property under Victorian legislation; Washington’s existing-home process does not provide a matching blanket cooling-off period. That difference makes local legal and financial advice essential before signing.
Map each school to the commute, not just the postcode. Medina homes can suit Overlake, central Bellevue properties align with Lakeside and other Eastside options, while Kirkland and Sammamish may favour Bear Creek, Bellevue Christian or Mercer Island routes. Test the journey at arrival and dismissal, and check whether a condo or townhouse means stairs, shared entrances, assigned parking and a crowded school gate.
For buyers considering a Bellevue tower, evaluating condo amenities is more useful than counting resort-style features. Check parking ratios, sound insulation, storage, guest rules, gym hours, building staffing and whether the association’s reserves support future capital work. Then test school-run practicality from the actual unit, because a polished lobby does not solve a wet walk, a late pickup or a crowded car park.
Private school costs deserve a clear budget, since tuition is only one line. Ask for the current annual fee, payment schedule, deposits, books, uniforms, meals, technology, transport and after-care charges, and check whether need-based financial aid is available. Include commuting time and the possibility of changing schools when a child reaches upper school.
Financial terms can also change the shortlist. A seller-credit concessions clause may help fund closing costs or other contractually allowed items, but it is not free money: the amount, permitted use and expiry should be written into the purchase agreement and checked against the final settlement statement.

Use this shortlist as a starting point rather than a verdict. Confirm current tuition, calendars, transportation and waitlists directly with each school, then repeat the route at actual arrival and dismissal times rather than during a quiet Sunday.
Start with a brief that lists each child’s age, preferred curriculum, faith expectations, support needs, tuition ceiling and maximum commute. Add shortlist priorities for parking, outdoor space, guest accommodation or proximity to relatives, then use actual listings and school visits to test whether each combination works on a weekday.
